141-153 Plains Road West, Burlington
AAA Architects Inc. is the lead architectural consultant for a 12-storey, 150-unit rental development located at 141-153 Plains Road West in Burlington, Ontario. This project is funded by the Canada Mortgage and Housing Corporation (CMHC) and is situated within a Major Transit Station Area (MTSA), making it a key part of Burlington’s transit-oriented development initiatives.
We are responsible for all aspects of the design and construction process, including the building layout, site plan approval (SPA), CMHC funding applications, and construction administration. Due to its proximity to industrial lands, the project incorporates noise mitigation solutions. This includes using an angled rear façade and other design strategies to reduce environmental noise.
Throughout the process, AAA Architects worked closely with city officials to ensure that the development aligned with local planning policies, particularly those focused on transit access and urban density. The building emphasizes privacy and natural light, with a façade that wraps around the structure in the form of terraces, maximizing views and creating an engaging street presence.
